How an Asphalt Driveway is Paved

K&L Industries is Gresham’s leader in commercial & residential paving because we have a passion for helping our neighbors beautify their properties. Our expert asphalt contractors have all the knowledge of modern paving processes and all the latest technologies to create perfectly smooth, durable driveways. Our commitment to quality permeates every step of the driveway paving process. But what are those steps? Let’s take a look.

Step 1: Demolition

To make sure your new asphalt driveway will last for years, you need a clean slate. The first step is removing any existing paving and debris. Asphalt is also recyclable, so we can reuse this asphalt in an environmentally friendly process that saves money too!

Step 2: Grading

The leading cause of asphalt damage is water, which can break down your driveway if it’s not allowed to run off. That’s why we professionally grade the driveway area to ensure proper drainage.

Step 3: Sub-Base

This step provides a durable base layer as well as a frost barrier to prevent asphalt damage from freezing and thawing. The soil is compacted with heavy machinery like a roller to create a stable base for the driveway.

Step 4: Binder

Called a binder or “surface course,” this layer is crushed rock mixed with oil that provides strength for the asphalt layer. The rough texture of crushed rock helps the smoother surface asphalt stick. Once applied, this layer is pressed down into the sub-base layer with a heavy roller.

Step 5: Asphalt

After the base layers have been properly applied, compacted, and graded, it’s time for the asphalt to be applied. Asphalt is fine aggregate such as sand mixed with bitumen, a crude oil product. The asphalt is poured hot over the binder layer, then allowed to cool to create a shiny, black surface.

Step 6: Connect

Next, the new asphalt driveway needs to be connected seamlessly with other paved areas such as concrete sidewalks or asphalt roadways. These transition spaces are important to prevent accidents and provide adequate drainage.

Step 7: Compact

A heavy rolling machine rolls over the asphalt as it cools to press it down into a perfectly level, smooth layer. The last step ensures that the asphalt surface is smooth and perfect, without any bumps or imperfections that can lead to damage later on.

If you need a new asphalt driveway created with attention to detail and integrity in every step, contact K&L Industries today. We have the expertise and experience to create a durable driveway that will raise your property values for years to come.

Parking lot paving project in Gresham OR

We recently did a commercial parking lot paving, excavation and grading job for a business in Gresham OR.

The business owner and his wife were ready to have the stock area for their fence company restored. The old cracked asphalt was in rough shape. There were cracks and potholes all over with some gravel patches that were used to fill some of the holes. The clients spoke with their property management company, asking for referrals to a trusted asphalt paving contractor. The property manager sent them our way.

They called us later that day, asking us to come take a look at the property. We were in the area and got there that evening. We determined that the entire lot needed to be excavated, graded and paved. We scheduled the job for the next week during their slowest time of business.
We got started early on a Tuesday morning. We worked in sections so the stock could be moved around in some areas still. First we excavated the area then graded it. We noticed a drainage area needed repaired in one section so we fixed that too. We also added some asphalt to the back, then repaved the entire lot.

The wife was amazed at how quick and efficient our crew was. She couldn’t believe how great the stock lot looked when we were done!
Thank you for choosing K&L Industries for your commercial asphalt paving project!

Asphalt Paving Project for Subdivision near Gresham OR

K&L Industries recently performed an asphalt milling, asphalt paving, grading and slope correction job for a subdivision in Gresham, Oregon.

The residents of the subdivision recently contacted the subdivision about some areas in the streets that were damaged, including cracks and holes that were developing. Several residents also noticed some drainage problems.
The homeowners association contacted us as they were a previous customer to schedule for us come fix the problems. We did an assessment and determined that a milling and paving of the street was necessary and also agreed to do a grading and slope correction to ensure proper drainage and to work with the flow of traffic to eliminate further damage problems.

We started the project two weeks later, informing the association of our plan of action so they could notify residents. We graded the common roadway and paved the subdivision with hot asphalt. We also milled the patch out of the street and restored it, according to city specifications. The job was done within less than a week.

The homeowners association reached out to us after the job was finished to tell us that they were thankful for how quick and smooth and seamless the job was. The residents are now very happy with the newly paved street.

Thank you for calling on K&L Industries to meet your asphalt paving and asphalt milling needs!
